Vibrant Community Profile and a Record of Safe Neighborhoods
The Doral Community has a strong, stable, and diverse community profile consisting of 137 upscale single-family homes that are spacious and well-maintained along with 20 townhomes in safe neighborhoods. Doral is located at the intersection of Randolph Road and Hawkesbury Lane, about half a mile east of Kemp Mill Road in the Colesville section of Silver Spring, Maryland. Built between 1987 and 1997, the Doral Community is a close-knit community where everyone looks out for each other thus making it one of the safest neighborhoods in Montgomery County.
Stable Community
Doral is a stable community and most of our residents have lived here for 15 years or longer. This stability has been a major factor why our homes have not only maintained their values throughout the years, but have increased in value since 2008, making it one of the few communities in Montgomery County that can boast that fact.
High Resale Value
Another important reason for the high resale value of our homes is the convenient proximity to schools, shopping, entertainment, and bus and subway lines. At the same time, with the completion of the Inter County Connector (ICC) Maryland Route 200, commuting times to reach interstates I-95, I-495, and I-270) have been cut by over 50%.
Conveniences
Ride-On Bus and Metro Bus stop right outside your front door and both connect to the Metro Subway System, allowing you access to the entire Washington, DC and Northern Virginia Region without having to drive. It’s just short drive, bus, or subway ride to downtown Silver Spring, Wheaton, Rockville, Bethesda, Burtonsville, Colesville, White Oak, and Gaithersburg. Within walking distance are Westover Elementary School and John F. Kennedy High School. A variety of nearby shopping and entertainment options include Wheaton, White Flint, and Montgomery Malls along with several shopping centers in Colesville, Glenmont, Layhill, Aspen Hill, and downtown Silver Spring.
Strong Homeowners Association
Throughout the years, the Doral Homeowners Association Board (Doral Board) has been blessed with strong leadership, progressive and innovative thinking, and prudent financial management. This has kept our association dues at historic lows, but at the same time, has kept our neighborhood well-maintained. In 2009, the Doral HOA Board went to a self-managed Board of Directors model and we use a management company (Chambers Management, Inc.) ONLY for financial and administrative purposes. The Doral HOA Board consists of highly experienced volunteers with significant backgrounds in business, education, and Government from the Doral community. In 2011, we contracted with an independent auditing company to verify that our reserve fund would be adequate to continue to make the necessary improvements to our community. The auditing firm findings were all positive in terms of sufficient reserves and overall financial strength. This is a very important issue in today’s economy since many neighborhood associations have experienced hard times and have not been able to keep up with the required improvements as their community ages. It is a known fact that homes in a neighborhoods that do not have the funds to maintain common areas lose value. In fact, many neighborhood associations throughout Maryland have had to file for bankruptcy protection since 2008. This has led banks to examine the financial stability of neighborhood associations as a condition of loan approvals.
